Every figure has a date and an owner, and everything below shares one contact list, one rent ledger and one compliance register.
Contacts and applicants
One record per person or organisation, carrying every role they hold. Requirements captured once, matches scored against your stock with the reasons behind every score, and every call and note logged against the contact.
Properties and portals
Full particulars with room sizes, photographs, floorplans and EPC. Keys, access codes and window cards on the record, visible only to the roles you allow. Rightmove and Zoopla feeds coming soon.
Tenancies
Private, guaranteed-rent or HMO room on one screen. Multiple tenants each with their own role, any rent frequency, and a rent figure that can be overridden for a single period when the month is not tidy.
Rent and arrears
A ledger per tenancy with every receipt and adjustment, an arrears view of expected against received, and reminders by email, SMS or letter — manually or on a schedule.
Viewings and diary
Viewings, valuations and inspections in one diary, with reminders to the applicant and the negotiator. Calendar sync, so nobody keeps a second diary on their phone.
Inspections and maintenance
Inventories, check-in and check-out, meter readings. Maintenance logged against property and tenancy with severity and status, and a job history that stays with the property rather than the tenant.

Four things that stop the book slowing you down
Adding a property, a payer or a branch does not add a system, a spreadsheet or a bill.
The board moves the record
A drag-and-drop pipeline that changes the tenancy when you move the card. Not a copy, not a planning view. Every stage is named, so a message never says only “updated”.
Bulk actions
